Norman Runkles

My wife Sydney and I moved into Ranchero Village in Oct 2023. We will be full time residents and while we still have a few years to work we are looking forward to getting more involved which is why I'm interested in joining the HOA board.


I served several communities as a Volunteer Firefighter from 1978-2000.  I worked at United Airlines from 1991-2008. While there I worked on the Ramp as a Lead and Supervisor.  I worked closely with the IAM union.  I currently work as the School Crossing Guard Coordinator for Clearwater Police Department.  I also work closely with other local departments and the state to help keep the children safe as they travel to and from school each day. 


In my free time I enjoy riding my Harley and camping in our RV.

Vinnie Amato

My name is Vincent Amato, I'm 67 years old. I was born in New Jersey. I spent 25 years in the automotive industry 

I also had my own painting business. I lived in Tampa for about 4 years. I moved to Crystal, North Dakota, where I owned the corner bar, I also had a restaurant business in Hoople, the next town over from Crystal, where I started Vinnies Pizza and Pasta. While living in Crystal, I was a city councilman. I was then asked to run for The Mayor's position. I won. I ran a 2nd time and won by a flip of a coin.

I have been a resident of Ranchero Village for 6 plus years, since 2018.I am the current Treasurer of the Entertainment  Committee. I am in the Men's  Club and volunteer to help in as many activities as I am able. (e.g., ladies Fashion Show,Thanksgiving Dinner). I play in our ShuffleBoard League.I was a Toastmaster for 6 years, receiving Gold Status. I also was president, treasurer and on the developing membership committee.I was a Shriner for 25 plus years. I joined the Klown Unit and was in Parades and on The Children's Hospital visits. I was the Treasurer for 6 years. I was the Boss Klown for 2 years (responsible for bookings and personnel activities). I was also the Unit President for 3 years.

Carolyn Johnson

I am a recent transplant to Florida, moving here from Plymouth MI, and prior to that, a native southern Californian.  I have five children, 16 grandchildren and as of today 5 Great-Grandchildren.

My education is multi-faceted; English, Art History, Finance, and Computer Science.  

Finance/Accounting/Computer Science actually launched my 30 year career in the security industry.  Went from a software support tech, to manager, to director within a five year span.  At the end of my career I spent over two years developing an on-line help tool for several of the company's software products.

In my retirement years, I want to contribute my skills to this wonderful community.

I am a full time resident in Ranchero Village.

I stepped into my HOA Board position January, 2024, and since this time, I have
strived to have the HOA be the voice of the residents and establish communications with the Park Office and Legacy Representatives.
As an HOA BOD, I will ensure we get the word out to the residents as soon as we
know.
I am the chair of the Building /Safety Committee, as established by the HOA Board, 

 We have a biweekly meeting with Legacy’s Project Manager, where we discuss resident’s suggestions / concerns about the ongoing CAP projects.

​I have created the RAC (Resident Action Committee), to have a source for the residents to discuss ideas and issues to present to the HOA /office and Legacy.

For Safety, after hearing of cases of our fellow residents falling and not being found for days, I took the idea of a couple of our residents and created the Cares Network. We have had this committee for over a year, reaching out to residents who wish to be contacted on a regular basis to ensure they are doing well.  All of us should think of the 10 house rule, and keep an eye on the 10 homes around you. The RAC identified a number of safety issues and pursued City / County assistance to settle prolonged issues.

Security is a concern for all of us. Legacy does not have any security personnel, so
it is up to us to pay attention to our park. If something looks suspicious, call the
police, they have been quick to respond. The pools are a point of contention, let’s
be neighborly to each other, no one should be offended if someone questions
your residency, they are just watching out for our park.
Lets all get involved in our park, whether you are a volunteer for our many events, come to Saturday coffee, have your voice heard at an HOA meeting or just make a comment online, we need to hear from all of you.

Im Sydney, a true native Floridian, only lived in 2 counties in my life : Orange County and Pinellas County. Norm and I moved to Ranchero in 2023 to settle in our final home as we approach retirement. I am a Clinical Laboratory Scientist and have been at my Company 35 years. Outside of work we are active in many activities and non profit groups. I hope as a board member to help form a more unified culture for all residents.

I lived the first 50 years of my life in Sioux City, Iowa.  I got married early and had 2 daughters. Since I had the privilege to be a stay-at-home mom, I became a girl scout leader for my daughter’s troop.

My husband started his own pest control business.  He did the sales and service work while I took care of the bookkeeping and office.  When we first started the business there weren’t any personal computers, and keeping track of the sales and sales taxes for the 3 states we did business in was a challenge. It kept me busy for hours on the ledger sheets making certain everything balanced. It was a great day when we got a personal computer, and I was able to use it to keep everything straight. I also took care of the payroll, ordered office supplies and answered the phones.

My life changed and I moved to NW Arkansas and got a job at Tyson Foods. Started out with data entry, then payroll and on to accounts receivable and specialized payments. I was there for 7 years before moving to Florida.

I got a job at Airgas in the accounting department processing payments, billing customers and account resolution. I retired Jan 2020. I was looking forward to becoming involved with the park activities but as we all know Covid became an issue and all park activities got put on hold.

I did become the secretary for the HOA before the shut-down. I served for 2 terms and ended my position in 2023. I have knowledge that will be of assistance to this current board.

Board Member Responsibilities
The information posted below is direct excerpts from the HOA By-Laws document.

President

The President shall preside at all meetings of the Board of Directors; see that orders and resolutions of the Board are carried out; shall sign all leases, and other written instruments if determined by vote or resolution of the Board, shall co-sign all checks if available, uphold the By-Laws and shall have all of the powers and duties which are usually vested in the office of the president of the association. The President does not vote except when he/she wants to use his/her vote to affect the results: in four situations:

1) If the president’s vote would break a tie.

2) If the president’s vote would create a tie vote.

3) If the vote is taken by ballot.

4) When the threshold for adoption is anything other than a majority.

Vice President

The Vice President shall act in the place of the President in the event of his or her absence, inability or refusal to act, and shall exercise and discharge such other duties as may be required of him or her by the Board. In the absence of the President shall co-sign all checks.

Secretary

The Secretary shall record the votes and keep the minutes of all meetings and proceedings of the Board of Directors and of the members; keep the association’s seal of the Association and affix it on all papers requiring said seal; serve notice of meetings of the Board of Directors and of the members; keep appropriate current records showing all members of the Association with their addresses; and shall perform such other duties as may be required by the Board of Directors.

Treasurer

The Treasurer shall receive and deposit in appropriate bank accounts all monies of the Association and shall disburse such funds as directed by vote or resolution of the Board of Directors; shall sign all checks of the Association; keep proper books of account; if determined by vote or resolution of the Board, a peer/committee review shall cause an annual review of the Association books unless a certified audit is required to be made, then a certified public accountant shall be used at the completion of each fiscal year; and shall prepare a statement of income and expenditures to be presented to the membership at its regular annual meeting.

 

The Treasurer shall submit monthly, quarterly and annual financial reviews and statements of each financial position to the BOD for approval, at the intervals prescribed for such period of BOD Meetings. A summary of financial position which will includes summary income statement, balance sheet and financial budget analysis to be presented at the annual member meeting.

 

The Treasurer will ensure all Federal and State financial requirements, filings and payments are met including sales tax if any.
